Door one · Bluegrass Cornerstone

Bluegrass Cornerstone — fixed flat fees, Kentucky documents.

Bluegrass Cornerstone is the document-services storefront operated under the Johnson Legal PLLC firm — registered as an assumed name (DBA) with the Kentucky Secretary of State under KRS 365.015. The catalog covers the Kentucky documents most clients need: wills, durable powers of attorney, healthcare powers of attorney, advance directives, transfer-on-death deeds, revocable living trusts, LLC operating agreements ($199 single-member / $399 multi-member, attorney review included), HIPAA authorizations, and ancillary documents. Every catalog item has a published flat fee and a defined scope.

Same Kentucky lawyer reviews every Cornerstone document substantively before delivery — D. Elton Johnson, KY Bar # 101547. Same Rules of Professional Conduct apply (SCR 3.130). AI assists with drafting under KBA Ethics Opinion E-457 (March 15, 2024); the lawyer signs off on every output.

When the matter needs more than a catalog document, you engage Johnson Legal PLLC directly. Same Kentucky lawyer; attorney-led drafting throughout. Published flat fees on the most common engagements:

LLC formation.

Articles of Organization (KRS 275.025) and EIN registration at $299. Full formation at $449 single-member / $649 multi-member: everything in the $299 base plus the operating agreement, which is our Cornerstone catalog instrument ($199 / $399, attorney review included) with a formation-bundle credit applied. Need the operating agreement alone? It is in our Cornerstone catalog. Special allocations, multiple unit classes, or investor structures are custom JL Direct work, quoted in writing. Kentucky LLC Act (KRS Chapter 275) framework throughout.

02

Commercial lease drafting and review.

Single-tenant baseline at $999. Multi-tenant or complex build-out at $1,999. Commercial leases under Kentucky common-law contract framework (residential leases follow Kentucky URLTA per KRS 383.500-705 in adopting jurisdictions, separately scoped).

Uncontested probate.

Simple uncontested probate at $1,500. Multi-property or multi-state-asset complex at $3,000. Kentucky probate procedure under KRS Chapter 395.

Single pre-suit demand letter at $199. Includes legal-claim assessment, statute-of-limitations check, damages quantification, and settlement-frame analysis. Extended negotiation re-engaged at hourly.

Buy-sell agreement.

Two-member LLC baseline at $599. Multi-member with multiple triggering events, valuation formula, and funding mechanism at $1,299. LLC-context only under KRS Chapter 275. Already have our Cornerstone operating agreement? It includes basic transfer restrictions and a buyout method; the buy-sell agreement is the next step — a binding, funded obligation with closing mechanics — and we reconcile it with your operating agreement as part of the engagement.

Complex trust drafting.

Irrevocable life insurance trust, special-needs trust, generation-skipping/dynasty trust, charitable remainder/lead trust, qualified personal residence trust. $1,099 all-in (drafting plus execution session). First-party special-needs trusts requiring court establishment: drafting $1,099; the court petition is quoted separately in the engagement letter. Kentucky Uniform Trust Code under KRS Chapter 386B.

Door two · Veterans' benefits

VA appeals — the one engagement that isn't flat-fee.

Johnson Legal's attorney, Durward Elton Johnson, is accredited by the VA Office of General Counsel to represent claimants before VA. VA accredits individuals, not firms, so the credential is his — look him up by name. The work is post-decision: Higher-Level Review, Supplemental Claims, and appeals to the Board of Veterans' Appeals.

It sits outside the fee schedule above because federal law sets how VA fees work. No attorney or claims agent may charge a veteran for an initial claim, and after the VA's first decision his fee is contingent — so there's no flat price to publish.

JL Direct handles matters that need custom attorney-led work. The ethical framework is identical across both surfaces: SCR 3.130 Kentucky Rules of Professional Conduct, KBA Ethics Opinion E-457 (March 15, 2024) on AI use, and substantive attorney review on every document before it leaves the firm. You can decline AI use on your matter at any time; that does not change the published flat fee.
